THE SLEEPOUT (can be built under Exemption clause 3A)
Need a place for the extended family to sleep or maybe a place to chill, away from the family.
The following example of what can be built without council consent is not the the biggest you can go under this exemption, and is designed to fit in a back yard from the top of the North Island to the bottom of the South Island.
For those in an Extra high wind zone, I have not forgot you, I will include and a slightly up spec. version that works for extra high.
size based on 1.2m wide Plywood cladding sheets
Inside dimensions of 5.768m long x 3.364 (19.4m2)
designed for very high wind zone,
Insulation complies from top of the North Island to Bottom of the South Island. (calc. method)
assuming NZS3604 good ground, timber piles meet TC2 liquefaction.
floor level 0.6m above ground (timber pile subfloor), 20mm particle board flooring.
ceiling level 2.4m above floor., 10mm gib internal linings and bracing
overall height 3.9m, built 3.9m min. away from boundaries and your house, so built in the middle of a 11.5m wide x 13.9m long lawn.
Coloursteel 4 deg. Trapezoidal roof (no overhang)
12mm plywood cladding on cavity, battens on joints, over wrap
